You Don't Have to Be A First-Time Homebuyer To Qualify!

Mortgage Revenue Bond (MRB) Assisted Program

Provides prospective homebuyers who may not have enough money to meet down payment and closing costs. Interest rates are usually at or below market level. You do not have to be a first time home buyer. $7,535,477 allocated--For the entire State of Louisiana.

• No origination fee and no discount points
• 4% assistance towards down payment and closing costs
• Available for FHA, VA, RD and Conventional financing
• Property must be in Louisiana
• Must meet local income requirements

Teacher Assisted Program

Provides certified teachers with below-market interest rates and down payment and closing costs assistance. You do not have to be a first time home buyer. $209,667 allocated--For the entire State of Louisiana.

• Rate: 6.25% for 30 years
• Louisiana certified teacher
• No origination fee and no discount points
• 4% assistance towards down payment and closing costs
• Available for FHA, VA, RD and Conventional financing
• Property must be in Louisiana
• Must meet local income requirements

MRB Unassisted Program (Low Rate Program)

Provides prospective homebuyers a below market interest rate with those who have enough money for down payment and closing costs. You do not have to be a first time home buyer. $14,368,958 allocated--For the entire State of Louisiana.

• Available for FHA, VA, RD and Conventional financing
• Property must be in Louisiana

• Lower rate and no down payment assistance

HOME/MRB Program

Provides low-income buyers a below market interest rate loan, with down payment and closing costs assistance. $72,996 allocated--For the entire State of Louisiana.

• Rate 4.85% for 30 years
• No origination fee and no discount points
• 4.50% to 9% of the Mortgage Loan amount towards down payment
• Available for FHA, VA, RD and Conventional financing
• Property must be in Louisiana
• Must meet local income requirements

If you decide to utilize the LHFA Bond Program to purchase your next home you must still meet the credit,debit ratios and other qualifications of either an FHA,VA,RD or Conventional loan. The biggest misconception about bond loans are that they are separate loans, they are not.
